Thinking of Letting Your Property?

Full Management Services on Rental Property

The management service we offer to you as the landlord is set out as follows:

  • Visit the property and give a valuation of the expected rental income
  • Advise of jobs that need to be done and legal requirements
  • A Full Terms of Business contract between the Landlord and Agent
  • Advertise the property on Zoopla, Prime Location, On the Market, Morton New Website and Facebook. It will also be displayed in the window of each office and a TOLET board can also be displayed at the property
  • Show prospective Tenants around the property
  • Carry out reference checks on tenants with RENT4SURE*
  • Draw up a 6 Month Assured Short-Hold Tenancy Contract
  • Issue a Prescribed Information contract in relation to the Deposit
  • Can arrange for the electrician to carry out the EICR or visual report
  • Can arrange for the oil/gas boiler to be inspected and report issued
  • Arrange for an inventory/schedule of condition report to be carried out *
  • Property inspections will be carried out every 6 months unless it is felt there is reasonable exercise to do so more frequently
  • We will collect the agreed monthly rent and settle any maintenance bills on the property prior to paying the Landlord
  • The equivalent of 5 weeks rental income will be taken as a Deposit and will be held with The Deposit Protection Service within 30 days of receipt from the Tenants
  • Statements are sent quarterly with details of income and outings on the property
  • Carry out a final inspection on the dwelling once the tenants have vacated

* A Service charge of £300.00 inc VAT (£250.00 plus VAT) will be charged at the start of each new tenancy.

* 14.4% commission inc VAT (12% + VAT) on each calendar months rental income.

* Additional fees are charged for referencing (6)

* Inventory/schedule at £90.00 inc VAT (£75.00 plus vat) (11)

The above are not optional.

Should there be cause for any court proceedings then a charge may occur for the time spent on the individual case.

Tenant Find Only Service

The Find Only service we offer to you as the Landlord is set out as follows:

  • Visit the property and give a valuation of the expected rental income
  • Advise of jobs that need to be done and legal requirements
  • Draw up a Terms of Business contract between Morton New & the Landlords
  • Advertise your property on Zoopla, Prime Location, On the Market, Morton New website and Facebook. It will also be displayed in the window of each office and a TO LET board can also be displayed at the property
  • Show prospective Tenants around the property
  • Carry out reference checks on tenants with RENT4SURE
  • Draw up an Assured Short-Hold Tenancy Contract
  • Issue a Prescribed Information contract in relation to the Deposit
  • We will collect your first month's rent, along with the equivalent of 5 weeks of the rental income as a deposit
  • The rent and deposit will be transferred into your preferred bank account less our charges on or just after the date the tenants move in
  • The Landlord will deposit the tenants deposit money to The Deposit Protection Service within 30 days of Morton New receiving it
  • We can arrange a suitable time for both Landlord and Tenants to meet

Fees for this service are as follows:

  • Tenant find Only contracts and service as above £660.00inc vat (£550.00 plus vat)
  • Tenant referencing fees are charged to the landlord for each tenant over 18 years at the start of the tenancy. £36.00inc vat (£30.00 plus vat)
  • A Schedule of condition or Inventory can be drawn up at an additional charge dependant on the size of the house, prices are variable
  • Should an amendment be required to the contract (Change of name, address) once the tenancy has started a charge of £60.00inc vat (£50.00 plus vat)

This completes the find only service and all responsibilities lie with the Landlord for the managing of the property.

The deposit is to be held with the Deposit Protection Service.

  • Inventory can be arranged at an extra cost depending on the size of the property
  • Inspection Visit £180.00 including VAT (£150.00 plus VAT)
  • Re-new a contract/change names etc £60.00 including VAT (£50.00 plus VAT)
